That inked bad boy who's been flirting hard with me since he rode into town? Turns out he's my new housemate, which is one hell of a problem since our chemistry is so hot it should be illegal.
I have a fantastic family, great best friends, a job I love...and now I'm up for a promotion to police sergeant. I need total focus - not a flirty, dirty, irresistible, tattooed hottie riding into my town on his motorcycle. Can I arrest him for being too good-looking? When he kisses me senseless in the back of a waffle truck, it's criminal, the things he makes me think about hot syrup and melted butter. One order of hot, fluffy hookup to go, please. But the next time I see him, it's not for our date with benefits. He's the guy who just rented the room above my garage.Â
I need the rent to pay my bills, not a man like Derek, who I soon discover to be strong, caring, generous, good with kids, and kind to puppies.... If I'm not careful, he'll be moving into my heart as well as my house.

A no-strings-attached fling with the fiery redhead who revs my engine? Why, yes, that does sound like a delicious perk of my new job in this new town, thank you very much. I'm coming off a bad relationship, and I have zero interest in anything serious. I've got all the serious I need helping my sister take care of her three little kids while her husband is deployed.Â
Except, surprise! Perri isn't just my future fling. Turns out she's my sexy, sassy landlord. A lease definitely counts as "strings attached," and as much as I'd like to get tangled in her sheets, I can't let myself get tangled up in a relationship.Â
But as soon as we put the cuffs on our escapades, I learn over late-night conversations in the kitchen that my landlord is so much more than the sexiest woman I've ever met- she has a quick mind and the biggest heart.Â
Once I'm in, I'm all in. And to convince her that we should see where this goes, I plan on turning up the heat - and not just in the kitchen.

It’s no secret that I’m a huge Lauren Blakely fan. One of her books and my favorite reading chair is my happy place. Her writing brings me so much pleasure, and it’s because her stories are so much more than simple romantic comedies or contemporary romances. Lushly told love stories centered around couples that the reader can’t help but root for, dripping with romance and pulse-pounding passion and swirling with interest in the form of original plots, wonderful side characters and fun, quirky details. The Feel Good Factor is Blakely’s sexiest romance, and that’s really saying something considering it was a bit of a slow burn—but, believe me when I tell you, it was burning the whole way through. Derek McBride was a hero I fell for immediately. Like Perri, this character flipped all my switches. The instant chemistry between the two of them was electric, and I settled in with what I knew was going to be one heck of a hot ride. Inked, dirty-talking, bike riding, paramedic Derek was a bad boy with a heart of gold, and I absolutely loved this knee-weakening, utterly swoon-worthy hero. Perri Keating was exactly the kind of heroine I adore. Strong, independent, confident with a caring, kind core, Perri had a weakness for tattooed, alpha bad boys. She was a whip-smart, sharp-as-a-tack police officer who was ambitious and dedicated to her job and her community.“…we’re choosing this tonight—we’re choosing the feel-good factor and all its risks.â€I was on a plane when I read this line, and I audibly gasped in relief—I just barely stopped myself from fist pumping. Chapter upon chapter of titillating, torturous teasing left both Derek and Perri in a perpetually turned on state, and all that sizzling sexual tension finally snaps into what is very well could be the steamiest encounter Blakely has ever written. But lust wasn’t the only thing brewing between Derek and Perri, and it didn’t take this relationship-shy duo long to realize that there was a whole lot more than just chemistry there. The Feel Good Factor was a fiery, passionate love story between a fabulously filthy-mouthed, hotter than sin hero and his perfect counterpart. I enjoyed every single word, moment and scene of Perri and Derek’s romance, and The Feel Good Factor is definitely among my top-favorites from Lauren Blakely. Five smooches from me!
This is a stand alone set in Lucky Falls where Best Laid Plans took place. So it brings back Arden and Gabe's police woman friend, Perri Keating. She is smart, loyal, and dedicated to her job. A routine traffic stop brings her eye to eye with the sexy stranger, Derek McBride. He is new to town and she cannot help but respond to his scruff, tats, muscles, and how he looks sitting on top of his bike. And he is just as taken with the fiery redhead. It's a case of insta-lust that works both ways. They did not expect to see each other again until Derek finds a way to run into her. And that leads to a whole other set of circumstances and the plot thickens even more. Soon they are spending more time together. Derek is not just a bad boy. He is caring, community minded, and completely irresistible. Their banter is flirty, dirty, and fun. They agree sharing kisses is okay, but have other rules in place. Both are adamant that they are not looking for a relationship. It's a game of temptation, frustration, and push and pull. But even the law abiding cop is going to have a hard time keeping her hands to herself with the sexual tension blazing between them.So make new rules, right? What could possibly go wrong? These two are so afraid to really want or need each other and are terrified that the other does not want more. Their chemistry is right on target, but their communication needs some work. They both have struggles with work that cause more pressure. And it is hard to figure out if feeling good for awhile is enough or if they are brave enough to take a chance and ask for more.I absolutely adored Derek. He looks and talks like a bad boy, but also has a big, loving heart. And Perri is feisty, sarcastic, and tough, but also deep down wants to be swept off her feet, although she is scared to admit it. They are both so tempted, and yet so terrified. But their passion is off the charts and they are so good together. I just loved these two! This is sweet, sexy, funny, and emotional. I was glad to be back in Lucky Falls with this crew. I liked getting more with Arden and Gabe, Vanessa, and her brother, Shaw. They have a fun friend group that takes care of each other. But there are also some other dynamics brewing. I am looking forward to getting more with Shaw.
From the minute Derek rode into town, he is attracted to the pretty red-headed cop who pulled him over. He may be here to help out his sister, but that doesn’t mean there might not be time for a little fun. Perri Keating couldn’t help but be intrigued by the tatted up biker she pulled over, but her track record with men is terrible and she needs to keep her focus on work. When she discovers he is her new housemate, the brakes are pulled on whatever might have developed between them. She can’t afford to lose the income from the rental, and he needs a place to live. But they’re adults, so what’s the worst that can happen? These two have fiery chemistry from the beginning. Neither is looking for anything but fun, and are very clear on boundaries. But, as Perri’s friends can see, things between them quickly take a shift neither had counted on, but was probably bound to happen -- they are a perfect fit of the other’s type.Once again, Lauren’s writing has me swooning, enjoying, and fanning myself throughout. This couple struck me more than the other 2 set in this wine country town for some reason. I think because they are both so focused on what they need that they forget to look for ways that others can help them. I love the backdrop of Lucky Falls, and the small town festivals that build the community. The way the upcoming kissing contest plays into Perri and Derek’s time spent together only furthered the steam factor. Because one that Feel Good Factor has been played, it is difficult to pull it back.
